Keep in mind that foreclosures are big business and pay very large commissions.  What I  am looking for on these types of deals is 65% LTV max on a stated income stated asset deal.  Fico is not important as these deals are equity based.  We also need a LOE ( letter of explanation) as well as an exit strategy which I can draft for each individual.  Full documentation deals can go as high as 70% and the same applies with the LOE and exit strategy.
 
Just to give you some basic guidelines...  On your typical subprime deal we can go as low as a 500 fico score considering there are some compensating factors such as employment and housing history as well as assets.  Threre is always a rule of thumb as I am sure you know...  Two year Housing, Employment and Credit history as well as PITI (principal, interest, taxes and insurance) reserve.  With the lower fico scores four months PITI is not uncommon.  These are industry standards and no one can be financed without these three things having a two year history and some sort of cash reserve to prevent against default. 
 
In a nutshell, I have people in place to do any type of deal, whether it be A through D credit, residential, commercial, conforming, non corforming and small business loans.  Lets get it poppin as I am always interested in sharing my knowledge and helping others to money as well as myself.  Get at me shawty!  Lets get this money.
